EKN, the owners of the Lake Tahoe Resort and Residence (formerly known as Boulder Bay), gave a formal presentation at the June 6th Incline Village Crystal Bay Citizen Advisory Board (CAB) meeting. At the time of writing this post, the presentation has not been made available. If and when it is, we will add it to this post.
EKN had planned for the demolition of the buildings to take place this summer, however it has been postponed until 2023 due to permitting issues. The road work on Lakeview and Stateline has been delayed until next year. Beginning in May 2023 they expect to begin the demolition, grading, road building and vertical (building) construction. They plan to continue construction through the winter with a 3-4 year construction plan.
They have planned for 14 employee housing units; 10 will be off-site units and the remaining 4 will be 2-bedroom units on-site.
They stated they have been conducting community outreach, however IVCB Community 1st requested to be informed of any community meetings and we have learned of none as of today. It was requested that EKN provide a method for receiving notifications of any upcoming community/neighborhood meetings. EKN stated they have met with Keep Tahoe Blue, TRPA and other agencies.
Their business goal is to not only attract tourists, but also locals to their restaurants, casino and retail shopping.
Their goal is to have their plans submitted to TRPA by the end of the summer (2022). As compared to what TRPA approved in the past, EKN stated the look and feel of the project will be different. They are planning for retail stores along SR 28 with housing above. The retail will be open on both the SR 28 side and the interior “grove”. They are specifically wanting to avoid a “strip mall” look. All parking and delivery service vehicle access are intended to be underground. There will be a “grove” between the buildings on SR 28 and the hotel/casino buildings.
They expect it to take 30-60 days to have the final numbers of units with their intent to remain within the previously approved TRPA numbers.
