TRPA Hearings Officer Meeting
August 4, 2022 @ 1:00 pm - 2:00 pm
Thursday, August 4, 2022 from 2:00 pm to 3:00 pm. The meeting will take place online and in-person at the TRPA office. This TRPA hearing appears to be linked to (1) construction of the private storage building for vintage cars on Tahoe Blvd; (ii) David Duffield’s development of the Tunnel Creek area, and specifically construction of a Gymnastics Training Facility; and (iii) improving Verizon cell phone connections in that area.

Oak Angle LLC Land Capability Challenge, 1054 Tahoe Boulevard, Washoe County, Nevada, APN 130-152-08, TRPA File Number LCAP2022-0440 – At old Spitzen Lumber site
Commercial Athletic Club Project, 1100 Tahoe Boulevard, Washoe County, Nevada, APN 130-302-26, TRPA file number ERSP2021-1855 – Project Description: The proposed project includes the construction of a new 4,725 square foot private Athletic Club that will be primarily used for gymnastics and include a training area, storage, and offices. The facility will be private and include no area for spectators. Only private guests or those paying a fee will have access to the facility. The proposed structure will be constructed on an existing paved parking area associated with Ponderosa Ranch and will reduce coverage and include landscaping.
New Cellular Monopine Tunnel Creek Properties LLC, 1200 Tunnel Creek Road, Washoe County, Nevada, APN 130-311-17, TRPA File Number ERSP2022-0330 – Site Description: The monopine tower will be located on a three-acre property immediately east of the intersection of Highway 28 and Lakeshore Boulevard and is developed with a single-family dwelling. The site slopes down toward the highway, is well vegetated with a mix of brush and trees and is verified as Land Capability Class 1a. The Tunnel Creek Café is located to the north and while single family residences are located to east, south and west. The nearest residence is located approximately 150 feet to the east. The site is visible from Lake Tahoe and Highway 28.  (Will be located right at start of Tunnel creek trail, just past Craig Olson’s house (promoter), apparently to include a 15 ft  by 11 ft equipment shelter beside tower, disguised as tree. Verizon tower).
The permittee is responsible for keeping the site clean of material dislodged from the monopine for as long as the monopine is present. The site, and surrounding area, shall be inspected in the Spring after snow melt and in the Fall prior to snow fall and cleaned of all visible material dislodged from the tree including branches, bark, needle clusters and associated fragments. All collected debris shall be immediately removed from the site and disposed of properly.
