Monday evening, August 22nd, a community workshop is planned related to a zoning amendment required to move forward with the planned development at 947 Tahoe Boulevard. The amendment is required due to the property being located in the Incline Village Commercial Regulatory Zone of the recently approved Washoe County Tahoe Area Plan. According to the plan, housing in this regulatory zone is limited to affordable and/or multi-residential housing (click here to view). According to Washoe County, as proposed, the project would subdivide the air space into condominiums, which are considered single-family dwellings. Therefore, the request is for a zoning amendment to allow single family units, limited to condominiums, in the Incline Village Commercial Regulatory Zone Special Area 1.
The next steps, should the amendment be approved, are as follows:
- TRPA must also approve the amendment.
- Re-submit the application for the Nine 47 Tahoe Blvd. project to both TRPA and Washoe County.
