On the Governing Board’s consent calendar for their meeting held on June 22nd, the Governing Board approved the mixed-use development project, consisting of 40 multi-family units and 925 square feet of commercial office space at, 941 and 947 Tahoe Boulevard, Incline Village.
The details of the application and plan can be viewed by clicking here.
Of interest is page 264 of the .pdf where it asks the applicant questions regarding transportation. While the intersection at SR 28 at the southern intersection with Southwood Boulevard has a safety rating of “F”, the lowest level assigned, the submitted form states that due to the projected vehicle miles traveled, no further analysis is required. The traffic study may be found here.
On page 268, the form states the project places no additional demand on recreation facilities and will not create additional recreation capacity. This is confusing since the units ARE eligible for IVGID recreation privileges. We will inquire with the developer to determine if they are placing a restriction on the units eligibility for recreation passes or if their submittal to TRPA was incorrect.
